Waterfront

Doncaster Waterfront is set to transform one of the UK’s last major city-centre brownfield sites into a landmark mixed-use destination. With a working marina at its centre, adjacent to the River Don, and Doncaster’s East Coast Mainline Station just a ten-minute walk away, this 25-hectare site offers a once-in-a-generation opportunity to shape the future of Doncaster city centre.

City of Doncaster Council is currently progressing plans for Waterfront East, which is 14 hectares of brownfield land. £13m has already been invested by the Council in land assembly and remediation (now complete), creating the enabling platform for development. Waterfront East provides a unique opportunity to develop a transformational new residential neighbourhood in the heart of the city centre, with the Council looking for a development partner with the ambition, delivery expertise and investment backing to realise the site’s significant potential.

Waterfront East

Waterfront East represents one of the most compelling, large-scale regeneration opportunities currently available in the North of England. This 14-hectare, council-owned brownfield site has been fully remediated and is primed for delivery, offering developers the rare chance to shape an entirely new city-centre neighbourhood from the ground up.

At its heart sits a working marina on the River Don — a distinctive asset that provides both placemaking potential and a high-value residential setting. The site is directly adjacent to Doncaster College and close to the city’s retail and cultural core, with Doncaster Railway Station just a 10-minute walk away, with direct links to London, Edinburgh and the UK’s major cities.

A Transformational Development

  • Capacity for 330+ new homes
