Two prominent city centre locations are set to be transformed in Doncaster over the coming years, with a new partnership being announced between the council and a specialist property developer.
Across various local surveys and public forums (including in The Big City Conversation, which received over 8,000 responses), Waterdale and the Colonnades have consistently been identified as specific areas of Doncaster that are need of development, and the regeneration of both sites is referenced as a top priority in the city centre strategy.
To get this improvement journey underway, City of Doncaster Council is now partnering with social impact developer Capital&Centric. Going forward, the two organisations will be working together to deliver ambitious ideas for revitalising Waterdale and The Colonnades.
Under these plans, the former site will be reimagined as a thriving new neighbourhood, which helps link up key parts of the city centre, while the latter will be transformed into a mixed-use destination. Between the pair of regenerations schemes, there will also be ample opportunity for commercial and residential developments, including the potential to create new homes, public spaces and leisure attractions.

Waterdale and the Colonnades sit at the heart of our urban core, and their redevelopment will play a major role in realising our ambitions for Doncaster and making it a more attractive place to live in, work at and visit. By transforming these two sites, we will enhance our city centre’s offer while also improving the look and feel of the surrounding area. The teams leading on the regeneration of Waterdale and the Colonnades will be engaging with local communities in the future to shape their plans.
Waterdale is already at the centre of another exciting development, with the contract recently being signed to create a new “Health on the High Street” hub in the area.
