Outline plans for almost 400 homes on Doncaster site secure approval - final phase of major development

The site forms the third and final phase of the Balby extension, known as 'Carr Lodge'. The plans include a total of 390 homes, with a mix of one-, two-, three- and four-bedroom properties proposed. Also included is a local centre featuring retail, community and commercial space, as well as landscaping, access and infrastructure works.

A planning statement prepared as part of the application estimates that the proposed development could support about 110 direct full-time equivalent (FTE) jobs annually during construction, with a further 135 indirect roles. Once completed, the local centre could support between 45 and 70 FTE jobs.

The council has now granted approval for the development, subject to conditions, under delegated powers.

A planning officer's report accompanying the decision said: "The principle of the development is established, with through, the previous outline consent and the earlier phases having been constructed, as well as the Local Plan allocation for further residential development on this site.

"The scheme is deemed to be acceptable in design terms, with the indicative layout and design and access statement demonstrating how the site could be developed out in accordance with the council's expectations."

The project team includes, Lichfields, IDPartnership Northern and WSP.

Outline approval for the wider Carr Lodge scheme was granted in 2012, including 1,600 homes, community space, leisure facilities and an energy centre.

Phase 1, comprising 340 homes, has been completed and the properties occupied. Phase 2 will feature 460 homes and is currently being built.
