Retail brands sign up for space at roadside scheme

The consent has paved the way for occupiers including McDonald’s, Costa and The Brookfield Group, who develop and operate roadside services with fuel, convenience stores and EV charging.

Premcor recently confirmed work has started on the scheme’s new access road and the preparation of serviced plots. Infrastructure works are scheduled for practical completion in August alongside a 17.5-acre pre-let logistics yard on the 43-acre Mode 18 scheme.

The roadside development serves as an amenity hub for the area, which includes logistics park, iPort.

Director of Premcor, Simon Hawkins, said: “The successful completion of this roadside scheme is a vital component of our wider vision for Mode 18. “By providing high-quality food, beverage and fuelling amenities, we are directly supporting the growing Rossington residential population alongside the needs of the thousands of workers at iPort plus the surrounding industrial estate.

“This is a prime, rapidly growing location with exceptional road, rail and air links, so these new retail outlets will fill a significant gap in the local market.”

The Brookfield Group will operate a petrol filling station with Electric Vehicle hub featuring 12 high power charging points.

Meanwhile, McDonald’s has purchased its own plot for a drive-thru restaurant, while Costa has agreed a deal for its own drive-thru coffee shop facility.

Annie Newman, of McDonald’s, said: “The Rossington site is an ideal location to serve both residents and visitors. We’re confident the local community will recognise the value of greater choice, and the benefits of having a reliable and convenient restaurant from a recognised brand serving food at reasonable prices.

“We are eager to get the build underway as soon as the plots are ready in late summer and look forward to welcoming customers.”

Jacob Goodliffe, of Costa, said: “We are excited to bring a new Costa drive-thru to this strategic location.

“As the surrounding logistics and industrial sectors continue to expand, we see huge potential for a high-quality coffee offering that caters to the busy professionals and drivers operating in and around the iPort area.”

The roadside development is part of the larger Mode 18 scheme, which Premcor is developing to include a 17.5-acre, electric vehicle-ready logistics yard, already pre-let, together with a further 25-acre development site offering up to 450,000 sq. ft of industrial, warehousing and logistics space.

Mode 18 has the potential to deliver more than 450 jobs once complete.
