Go-ahead for almost 600k sq. ft of space at prominent Doncaster site

Three new units at iPort have been given the green light by planners

A trio of large warehouse units at an established employment development in South Yorkshire have been given the green light.

Rossington Developments Ltd submitted three full planning applications to Doncaster Council last year for units iP6, iP7 and iP8 at the iPort site.

Alex Dochery, Investment Team Manager at Business Doncaster, commented “iPort has already proven itself to be a desirable business location and the green light for a further three units will further strengthen its appeal and increase much needed industrial capacity in the region. This expansion is great news for the City of Doncaster, South Yorkshire and beyond. iPort already supports thousands of jobs and these new units will create even more not only during construction but also when they become occupied. As proven by existing deals, uptake for these quality units at the UK's most advanced multimodal logistics hub will be high. Business Doncaster looks forward to supporting this development and any future occupiers that choose to move to our fabulous city.”

Unit iP8, the largest of the three, is set to comprise a total of 328,500 sq ft, including 316,500 sq ft of warehouse space and 10,000 sq ft of offices. The plans also include 38 staff car parking spaces, 110 additional parking bays, ten dock leveller loading bays, three level entry loading bays and, 46 lorry parking bays.

Unit iP7 would measure 165,800 sq ft (158,300 sq ft warehouse and 7,500 sq ft office), with 80 staff car parking spaces, 44 additional parking bays, 16 dock leveller loading bays, two level entry loading bays and, 17 lorry parking bays.

Lastly, Unit iP6 would total 82,250 sq ft (78,250 sq ft warehouse and 4,000 sq ft offices), together with 42 staff car parking spaces, 22 additional parking bays, eight dock leveller loading bays, four level entry loading bays and seven lorry parking bays.

The units are expected to support job creation once operational and during construction.

Planning permission has now been granted for the three applications, subject to conditions, by Doncaster Council under delegated powers.

iPort is a multimodal logistics hub with capacity for a total of six million sq ft of 24/7 of logistics and light industrial accommodation close to Junction 3 of the M18 and the East Coast Main Line.

Occupiers include Amazon, CEVA, Maritime Transport, Fellowes, Lidl, Dusk, Kingsbury Press, Woodland Group and Euro Pool Systems.
