Job-creating commercial units secure planning approval

Plans to develop new commercial units on a site in Doncaster, potentially creating about 200 jobs, have been given the green light.

Fit Out UK, supported by PRC Architecture & Planning, submitted a full planning application to Doncaster Council at the end of 2021 for the redevelopment of the former Croda Site on Churchill Road.

The plans cover the demolition of the existing structures and construction of four commercial units suitable for light industrial, general industrial, and storage and distribution uses. In total, 226,442 sq ft of space would be created.

The largest of the units would have a gross external area of 163,258 sq ft, with the other units measuring 5,350 sq ft, 17,179 sq ft and 40,656 sq ft.

The plans also include a total of 151 car parking spaces, 12 disabled spaces, 59 cycle spaces, 16 electrical vehicle spaces, ten motorcycle spaces and 25 HGV loading bays across the site.

The council has now granted planning permission for the development, subject to conditions, under delegated powers.

Fit Out UK Ltd is an interior fit out contractor and relocation services provider that works in the retail, leisure, commercial and residential sectors.

The company intends to occupy the two largest units, and could create about 140 jobs.

It has been estimated that the two remaining units would support the create of at least 58 full-time equivalent (FTE) roles.

A planning statement accompanying the application said: "The application site area is established and designated employment site within the Doncaster development plan where the principle of redevelopment and intensification for employment purposes is encouraged and supported by policy.

"The design of the proposal is of the highest standard and will introduce modern industrial units that will attract investment to the area and local economy."
